Window and door repair in Alpharetta, Georgia

Alpharetta is old on paper and young on the ground. The town was chartered on December 11, 1858 as the seat of the new Milton County, and stayed a small crossroads courthouse town long after Milton County was folded into Fulton in the early 1930s. As recently as 1980 it had 3,128 residents. By 1990 it had 13,002, by 2000 it had 34,854, and the 2020 census counted 65,818.

The houses followed the people. More than a third of Alpharetta’s homes were built in the 1990s alone, and about three in four were built between 1980 and 2009. Fewer than two in a hundred predate 1960. In practice that means an Alpharetta window or door is usually somewhere between fifteen and forty-five years old, and it was most likely fitted by a production builder.

We work out of our shop in Marietta and cover Alpharetta along with the rest of north Fulton.

What fails in a 1990s Alpharetta house

The houses of that decade have a recognisable set of problems, and very few of them call for a new window.

Fogged glass, especially up high. Two-story foyers, arched transoms over front windows, and tall stacked units in family rooms are common in houses of this era. The insulated glass in them was sealed at the factory, and those seals are now reaching the end of their working life. When they fail you get a permanent haze between the panes. The frame is usually fine, so we replace only the glass unit, including arched and odd-shaped units. Our foggy glass page explains the process.

Rot hidden under cladding. Many windows from this period are wood inside with a metal or vinyl skin outside. The skin keeps the paint off, but it does not keep water out of the joints, and Atlanta humidity and summer downpours do the rest. The first sign is often soft wood at the bottom corner of the sash or a sill that gives under a thumb. Caught early it is a wood rot repair. Left alone, it reaches the frame.

Balances, cranks and locks. Builder-grade hardware wears out. Sashes that drop, casements that will not close tight and locks that no longer engage are all parts problems, covered on our window hardware repair page.

Front doors with a lot of glass. Decorative glass inserts and sidelights are common on Alpharetta entries of this period. Those glass units fog and leak like any other, and the inserts can often be replaced without replacing the door. See door glass repair. Sliding patio doors are the other common call: worn rollers and failed seals are repairs, not replacements.

When replacement is the right answer

Some builder windows were not built to last, and spending money keeping them alive does not make sense. If the frame has rotted, if the vinyl has warped so the sash no longer seals, or if several components are failing at once, window replacement is the honest recommendation and we will make it. The same goes for doors: if the slab or frame is beyond saving, door replacement is the better spend.

What we will not do is recommend replacing a sound window because one part of it failed. That is a common upsell, and in a house this age it usually buys you very little. Our repair or replace guide and quiz go through how we make the call.

Older Alpharetta

There is a thin layer of older building here too. The Simeon and Jane Rucker Log House was built in 1833 and listed on the National Register of Historic Places in 1997, and the Mansell House is a Queen Anne home from 1912. Around the old courthouse crossroads, the commercial blocks give way to in-town homes. If you own one of the older houses in or near downtown, its original wood windows are likely worth keeping, and our window restoration page covers that work.

What a visit looks like

Someone comes out, looks at every window and door you are concerned about, and tells you which ones need work and which do not. You get a written estimate that separates what needs doing now from what can wait. There is no charge for the visit.

For glass and hardware we usually measure on the first visit and fit on the second. Tall or arched units sometimes take longer to make, and we will tell you up front if that is the case.
