Window and door repair in East Cobb

East Cobb is not a city. It is an unincorporated part of Cobb County, and most people who live there have a Marietta mailing address while living outside Marietta’s city limits. A 2022 referendum on making it a city failed, with 73 percent voting no. For our purposes, it runs roughly from Marietta and I-575 out to the Chattahoochee and the Fulton County line, and it is close to home: our shop is on Allgood Road in Marietta.

East Cobb was developed as an Atlanta suburb beginning in the 1960s, and suburban building spread rapidly across it in the 1970s. That makes much of its housing forty to fifty-plus years old, and windows and doors of that age have a particular set of problems.

From Mt. Bethel to East Cobb

Before the subdivisions, this was farm country with mills on its creeks. The Sewell brothers built mills on Sewell Mill Creek in the 1840s. On Sope Creek, the Marietta Paper Mill began production in 1855, was burned by the Union Army in July 1864, was rebuilt by 1868 and closed in 1902.

Much of the area was known as Mt. Bethel. Tom Cousins’s company began developing Indian Hills in 1968, the first plat was filed in June 1969, and the golf course opened that fall. One longtime resident told East Cobb News that the opening of Indian Hills was when the area “went from being Mt. Bethel to East Cobb.” Through the 1980s, residents remember Roswell Road as two lanes, with farms still scattered among the new neighborhoods.

What we find in an East Cobb house

Rot in original wood windows. Where a 1970s or 1980s house still has its wood windows, after decades of Georgia rain the sills and the bottom rails of the sash are where rot shows up first. When it is caught before it goes through, we cut out the bad wood, rebuild, and repaint. See wood rot repair.

Fogged replacement glass. Many of these houses had their windows or glass replaced in the 1990s or 2000s, and those insulated units are now at the age when edge seals fail. The haze between the panes means the glass unit has failed, not the window. We replace the unit. See foggy glass.

Hardware. Balances, sash locks and casement operators wear out on a predictable schedule. Parts for older windows can take some finding, and that is part of what we do. See window hardware repair.

Doors and door frames. An original front door with sidelites, or a patio door onto a deck, often has rot at the bottom of the jamb and a threshold that has been taking water for years. We repair the frame and refit the door. Where the door itself is beyond saving, we do door replacement. See also door repair.

Repair or replace in a house this age

A house that is pushing fifty is where we hear the most pressure to replace everything at once. Sometimes that is right. If a run of windows has rotted through, or a previous owner put in cheap replacements that are failing all together, new windows can be the better use of the money, and we install them.

But a solid wood window with a soft sill corner is a repair, and a decent window with fogged glass needs new glass, not a new window. We will tell you which is which, window by window. Our repair or replace page explains how we think about it, and the quiz is a quick way to sort your own windows first.

If you have original single-glazed sash in good shape, our window restoration work can bring it back.

What a visit looks like

We come to the house, look at every window and door you are concerned about, and check sills and door jambs for soft wood while we are there. You get a written estimate that puts what is urgent first. There is no charge for the visit.

Glass and hardware are usually measured on the first visit and installed on the second. Sash that needs shop work comes back to Allgood Road, and the openings stay closed up and weathertight until it is returned.
