Window and door repair in Woodstock, Georgia
Woodstock is one of the youngest housing markets we serve. Census Bureau estimates put roughly three Woodstock homes in four at 2000 or later, and the median home was built in 2005. Fewer than one in a hundred predate 1970. That fits the population record: 870 people in 1970, 10,050 in 2000, 23,896 in 2010 and 35,065 in 2020. In 2007 Woodstock was named the tenth fastest-growing suburb in the United States.
A house built in 2005 is now around twenty years old. That does not sound old, and it is not, but it is the age at which builder-grade windows and doors start failing in ways homeowners notice, and it is also the age at which replacement companies start knocking. We work out of our shop in Marietta and take on work across Woodstock.
Why a twenty-year-old window fogs
The glass in almost every window installed during the boom is an insulated unit: two panes, a spacer, and an edge seal. That seal is what fails first. Our heat and humidity are hard on it, and so is the daily swing between a hot exterior and an air-conditioned interior. When the seal goes, damp air gets between the panes and you get haze, streaks or droplets you cannot wipe away.
The frame is usually fine, and in a vinyl window there is nothing in the frame to rot. That is why the right fix is almost always a new glass unit rather than a new window. It is the single most common job we do in a neighborhood like this. More on our foggy glass page.
The other things that wear out at this age
Balances and locks. A double-hung that will not stay open, or one that drops when you let go of it, has a worn balance. Tilt latches and sash locks crack. These are stock or matched parts, covered on our window hardware repair page.
Weatherstrip. A lot of the drafts people blame on windows are weatherstrip that has flattened or shrunk. It is a small job.
Wood trim and brickmould. Even a vinyl window is usually set into wood trim, and where caulk has failed, that trim takes water. Soft wood at the corners of a window or the bottom of a door frame is worth catching early. See wood rot repair.
Doors. Fiberglass and steel entry doors from the 2000s wear out at the hinges, the sweep and the weatherstrip long before the slab itself is done, and patio door glass fogs like window glass does. Most calls are door repair or door glass repair. When a door really is finished, we handle door replacement as well.
When we will tell you to replace
Some windows from this period were not made well enough to justify repair. If the frames are cracked or warped, the sashes do not seal against them, or every opening in the house has the same failure at once and the units are low quality, new windows can be the better spend. We install them, and we will say so plainly. Read how we decide, or take the repair or replace quiz first.
What we will not do is sell you a houseful of windows because a few of them fogged.
A little older Woodstock
There is a small older town under all of this. The first postmaster was appointed in 1833, the railroad arrived in 1879, and the legislature granted the city charter on December 8, 1897. The 1912 depot beside the tracks is on the National Register, and passenger trains stopped there until 1949. If you own one of the older buildings in or near downtown and it still has original wood sash, our window restoration work is meant for exactly that.
What a visit looks like
We come out, check the windows and doors you are concerned about, and look for the ones you have not noticed yet. A window that has just begun to fog often has a neighbor that is about to. You get a written estimate that separates what needs doing now from what can wait, and there is no charge for it.
Glass units are made to measure, so a glass job is normally two visits: one to measure, one to install. Hardware is often fixed on the first.
